Moving In or Out of Toms River's 55+ Communities

Toms River holds some of the largest age-restricted communities in New Jersey. Holiday City at Berkeley alone has more than 10,000 detached ranch homes with a Toms River address, Silver Ridge Park has about 3,200 single-story homes with attached garages, and Holiday Heights and Holiday City at Silverton add about 1,600 each. Most went up between the late 1960s and the mid 1990s along Mule Road, Jamaica Boulevard, and the streets off Route 37 just west of the Parkway.

Downsizing Into a Holiday City or Silver Ridge Ranch

A move into one of these sections is usually a downsizing move, and the hard part happens before the truck arrives. Many sections bar overnight street parking and limit commercial vehicles to brief loading and unloading, so we schedule a daytime window and keep the truck at your driveway.

Moving to Ortley Beach and Waterfront Homes

Ortley Beach sits on the barrier island across Barnegat Bay, in the Dover Beaches South section of the township, and shares the 08751 ZIP code with Seaside Heights. Much of its housing was rebuilt after Superstorm Sandy on pilings, with the living space a full story above the street. The same bay lines Silverton and the mainland lagoon streets, where homes sit behind bulkheads with docks instead of backyards.

Elevated Homes and Exterior Stairs

Nearly everything in an elevated Ortley Beach home goes up one flight of outside stairs, since the ground level is a breakaway enclosure. Measure the stair width and the turn at the top before move day, and tell us about any sofa, armoire or appliance that will need two movers on the stairs so we plan its route in advance.

Bridge Timing and Summer Traffic

The Route 37 bridges are the only road onto the island from Toms River, and they set the clock on every Ortley Beach move. The Mathis Bridge carries eastbound traffic and is a drawbridge that, from Memorial Day through Labor Day, opens for boats on the hour and half hour between 8 a.m. and 8 p.m., so a truck that reaches it at the wrong minute waits. The Tunney Bridge carries westbound traffic on a higher fixed span and never opens. Add beach traffic on Route 37, and a June through August move onto the island belongs on a weekday morning. From September through May, the same move runs on a near-empty bridge.

Steve, Tara and their entire team were absolutely amazing! I can not possibly say enough nice things about this company or these people. If you need movers look no further and book with SETT movers! I used them to move from NJ to PA and I am so happy I did. Ever step of the way they were amazing. There we no hidden fees, Steve and Tara were clear up front what things would cost and what my different options were. Their teams showed up on time, with great personalities. They helped make moving less stressful and more fun. They were respectful and cared for all my belongings as if they were there own. It felt more like I had family or friends supporting me move then some complete strangers. They worked so hard and like magicians making sure they got all my stuff into the truck in a timely manner. They went above and beyond to help get it done and relieve my stress ( we were having a bad experience with the buyers realtor) It was the same thing on the unloading side, absolutely pleasure to work with the crew. They were laughing and joking but working their buts off. They got everything in the rooms it needed to go to, and my furniture put back together. I had one wine glass broken and that's because it was in the manufacturers box not packed by their crew. Everything else arrived perfectly safe and in tack. Steve came to the house to estimate what size truck was needed and Tara was very responsive in setting up a date. Movers came on time and were quick, efficient and very careful in packing and covering the furniture and loading and unloading all of it. I would recommend this company to whoever is planning a move. In April 2026, I, started planning a cross-country move from New Jersey to Texas and contacted several moving companies to compare costs. Like many people, I, was trying to make the most affordable decision. Sett Movers provided a competitive quote, but, I, ultimately chose a container service because it initially appeared cheaper-something I know regret. Tara from Sett movers stayed in touch and was incredibly helpful. She explained that they also offer container services, and after speaking with her, I decided to hire Sett movers for the loading portion instead of a cheaper company. That decision turned out to be one of the best I made during this move. When moving day came, the container service had advised me that a single 16-foot container would be enough for my two-bedroom home. Unfortunately, that was not the case. I quickly found myself in a stressful situation needing an additional container, rescheduling service, and facing unexpected costs. Throughout all of this, the team from Sett Movers was outstanding. They arrived early, worked efficiently, and were extremely professional. When things did not go as planned due to the container issues, Tara went above and beyond to help me navigate the situation. She communicated every step of the way and did everything she could to accommodate my tight timeline-even arranging for her crew to return on a Saturday afternoon finish the job. This crew-Chris, Mike , AJ, Rob Jr., and the rest of the team-were incredible. They worked tirelessly, stayed late, and handled my belongings with care and professionalism. Their work ethic and dedication truly stood out during an otherwise stressful experience. Unfortunately, the container service ended up costing far more than expected due to hidden fees and poor guidance. What initially seemed like the cheaper option turned into a much more expensive and stressful process. Looking back, I, wish I had trusted Sett Movers with the entire move from the start. Their transparency, reliability , communication, and professionalism are unmatched. They truly care about their customers and take pride in their work. We received a call back the next day and our job was scheduled right away. From initial phone calls with evelyn, chriss that did the pickup and the gentlemen that did delivery at my daughter's address. No. The township bars trucks over four tons from residential streets and lots between 9 p.m. and 6 a.m., so we load and unload during the day and the truck leaves with the last box.

Yes, on the bayfront and the barrier island. Most of Ortley Beach sits in FEMA flood zones, Silverton’s low-lying streets flooded badly in Sandy, and a flooded street means the truck cannot reach the house. On a lagoon or a beach block, we watch the forecast the week before and move the date if a storm is coming.

Usually, yes. A move from Silverton to Holiday City stays inside the township and skips the Parkway, so most of the day goes to loading and unloading rather than driving.

Tell us about every step between the truck and the front door. For a condo or townhouse, that means the elevator, the loading area, the association’s move-in hours and any paperwork the building asks for. For a waterfront home, it means the exterior stairs, the driveway length and whether the street floods.
